Water heater maintenance: the twenty minute annual flush
Water heater maintenance mostly comes down to one task: an annual flush that drains the sediment collecting at the bottom of the tank, plus an occasional check of the anode rod that protects the tank from corrosion. The flush takes about twenty minutes once you have done it twice, requires nothing beyond a garden hose, and is one of the few maintenance jobs with a direct line to how long the unit lasts. Tank water heaters typically run 8 to 12 years, with the range depending on water quality, usage, and exactly this kind of care. Why flush a water heater at all?
Water carries dissolved minerals, and when it is heated, some of those minerals settle out and sink. Year after year, a layer of sediment builds on the bottom of the tank, exactly where a gas burner heats or around the lower element in an electric unit.
That layer does two kinds of damage. It insulates the water from the heat source, so the unit works harder and longer to do the same job. And it traps heat against the tank bottom, stressing the metal and the protective glass lining. The popping and rumbling sound an old water heater makes is water boiling up through hardened sediment, and it is the sound of a tank aging faster than it needs to.
Flushing drains that layer out while it is still loose. Skip it for a decade and the sediment can harden into something a garden hose will never move.
How do I flush it, step by step?
The process is simple, but do it in order and do not rush the safety steps:
- Turn off the heat source. For electric units, switch off the breaker; heating elements exposed by a draining tank burn out fast. For gas, set the control to its lowest or vacation setting.
- Turn off the cold water supply valve at the top of the tank.
- Open a hot tap somewhere in the house to relieve pressure and let air in.
- Connect a garden hose to the drain valve near the bottom of the tank, and run the hose to a floor drain, a driveway, or a bucket relay. Remember the water inside is hot; letting the tank cool for a few hours first is the gentler path.
- Open the drain valve and let the tank empty. The first water may run cloudy or carry grit, which is the whole point.
- When it runs clear, briefly open the cold supply to stir up remaining sediment, and drain again.
- Close the drain valve, remove the hose, and refill the tank with the hot tap still open. When water flows steadily from that tap, the tank is full and the air is out.
- Only then restore power or turn the gas control back up. Heating an empty tank is the one truly expensive mistake available here.
The first time through, budget an hour so nothing feels hurried. By the second year it is a twenty minute routine.
What about the anode rod?
The anode is a sacrificial metal rod hanging inside the tank, and its job is to corrode so the tank does not. It quietly gives up its material for years, and once it is fully spent, corrosion moves on to the tank itself.
Checking it means shutting the unit down, unscrewing the rod from the top of the tank, and looking: a rod that is mostly consumed, down to its steel core wire, is due for replacement. This is a heavier job than the flush, often requiring real torque and enough overhead clearance to pull the rod out, so plenty of owners fold it into a plumber visit instead. Either way, a healthy anode is one of the cheapest life extensions the unit can get.
When should I skip DIY and call a plumber?
A few honest exceptions:
- The tank has never been flushed and is already old. Disturbing a thick, hardened sediment bed can clog the drain valve or reveal leaks the sediment was quietly plugging.
- The drain valve is plastic, stuck, or dripping. Forcing a fragile valve can turn maintenance into a flood.
- You see rust, moisture, or corrosion around fittings or the base. That tank needs an assessment, not a flush.

Why should I write down that I did it?
Because a flush nobody can remember may as well not have happened. Note the date, what came out, and anything odd you noticed, and keep it with the unit's install date and model number.
